Missoula's University Neighborhood Video and Market Report for 2025

The neighborhood with lots of new construction, several parks, a new school, a neighborhood restaurant, and even a golf course. The average home price was $859,735 in 2025.

It overlooks the city of Missoula and features Chief Charlo Elementary school, Skyview park, and close proximity to shopping and Playfair park. There are a number of affordable condos in the area with prices starting in the high $300,000's.

Boasting many 1940's style bungalows, large 1950's style ranch homes, this neighborhood features a strong elementary school and loads of parks.

This neighborhood has seen significant price gains but still has some excellent affordable housing options.  Favorable zoning also makes it popular with developers.

This is really two neighborhoods but without a clear boundary between them. The name "Orchard Homes" is a nod to the area's agricultural history. In 2025 the average selling price was $715,144.

East Missoula is located just a couple minutes from downtown Missoula and up the Clark Fork River canyon
