With Snowbowl just minutes away, people think Grant Creek is all about skiing. In the winter, it is a popular feature. But Grant Creek is also situated in a quiet valley minutes from downtown Missoula and North Reserve. It enjoys a strong school district (Hellgate Elementary, District #4), the addition of a new biking/walking/running path, and year round recreation opportunities. It is also minutes away from the Reserve Street shopping district (Costco, REI, Lowes, Home Depot, Target, Barnes & Noble) and numerous restaurants and breweries. In 2023 the average price was $718,370 ($632,200 median). Average market time was 50 days and closed sales fell significantly to 19 properties. Adjusting prices excluding the Grant Creek condos, average prices was $859,864 ($750,000 median).
In 2022 the average sales price actually fell a touch to $713,362 ($650,000 median) due to several sales in the Grant Creek Village condo complex. Taking these sales out, the average price adjusts to $839,113 ($737,500 median). 29 Properties changed hands and averaged 79 days on the market.
For 2021 the average sales price was $772,136 ($661,900 median) with 96 days on market and 39 homes sold.
In 2020 36 homes sold with an average selling price of $534,795. The typical selling time was been 168 days.
In 2019 the number of sales was down just slightly with 48 homes selling during the year. The average sales price was $418,215.
