The University District surrounds the U of M campus and the traditional boundaries are the Clark Fork river, South Avenue, the campus, and Higgins Avenue. The neighborhood features Victorian and Craftsman style homes in the section closest to the Clark Fork river, and later 1950’s style ranch homes towards the South Avenue boundary. It has been a destination’ neighborhood for several years. There is very little ‘ground up’ new construction but a significant amount of remodeling/updating to existing homes.
In 2023 the average sales price was $742,407 ($702,500 median) average days on market were 241 days, and 57 properties sold.
For 2022 the average selling price was $769,243 ($726,873 median). Homes were on the market an average of 58 days, and 30 sold during the year.
