This is really two neighborhoods but without a clear boundary between them. The name "Orchard Homes" is a nod to the area's agricultural history. It is still home to several of Missoula's 'truck farms' that provide so much of the produce for our Farmer's Markets. The name "Target Range" comes from the time when Fort Missoula was in operation (1877-1921). The neighborhood boundaries are Reserve Street, the Clark Fork river, the Bitterroot river, and Brooks street/Highway 93. The neighborhood features the Fort Missoula Regional Park with walking trails, soccer fields, softball diamonds, tennis and pickle ball courts, volleyball and basketball courts, and bocce. It also features the Kelly Island fishing access. Homes in the area are typically on larger lots (1/2 acre+). It is convenient to shopping and features "The Trough" restaurant with an excellent brunch menu.
In 2023 the average sales price was $694,696 ($600,000 median), the average time to sell was 59 days and 51 properties sold.
For 2022, the average sales price was $632,135 ($615,000 median). The average time on market was 61 days and 53 homes sold.
