The University District surrounds the U of M campus and the traditional boundaries
are the Clark Fork river, South Avenue, the campus, and Higgins Avenue. The neighborhood
features Victorian and Craftsman style homes in the section closest to the Clark Fork river,
and later 1950’s style ranch homes towards the South Avenue boundary. It has been a
‘destination’ neighborhood for several years. There is very little ‘ground up’ new construction
but a significant amount of remodeling/updating to existing homes.
In 2021 the average sales price was $704,717 (a median sales price of $600,000). The average time on market
was 80 days and 53 homes sold in the neighborhood.
For 2020 the average sales price was $542,894, took 97 days to sell, and a total of 59 properties sold.
In 2019 the average price jumped from 2017 to $529,050, taking an average of 114 days to sell with 38 homes sold.
In 2018 the average selling price was $424,245, taking 76 days to sell, and a volume of 43 sold.
