Oh, the Beautiful Tree-lined Streets of the U District! (And what those homes have been selling for.)
The University District surrounds the U of M campus and the traditional boundaries are the Clark Fork river, South Avenue, the campus, and Higgins Avenue. The neighborhood features Victorian and Craftsman style homes in the section closest to the Clark Fork river, and later 1950’s style ranch homes towards the South Avenue boundary. It has been a ‘destination’ neighborhood for several years. There is very little ‘ground up’ new construction but a significant amount of remodeling/updating to existing homes.
In 2017 the average list price was $477,835 with and average selling price of $437,830. A total of 34 homes sold with an average of 158 days on market. This was a significant increase in asking prices compared to 2016.
In 2016 the average asking price was $433,724 with an average selling price of $414,626. It typically took 96 days for a home to sell. There were 36 homes sold in the neighborhood during 2016.
Looking further back to 2015, when the average selling price was $388,102, the upward price trend is significant.
