Curious to see how the last three years stack up for single family home sales in Missoula? 

Sales improved in 2012 both in the number of closed sales and average sold price.  2012 also showed improvement over 2010 in closed sales and sold prices.  National news sources continue to report on housing markets recovering, and Missoula looks to be on the same track.

It is interesting to note that 2011 was a tougher year both in closed sales, list to sales price ratio, and the average days it took to close a sale.

Curious to know how homes in the Rattlesnake neighborhood have been selling?

Overall, pretty well!  Although the days on market have been creeping up, so has the average sales price.  The Rattlesnake has always been a tight market with regards to the number of homes that come up for sale.  That continues to be the trend.  There have been very few short sales or bank owned properties over the last 3 years and that appears to be helping property values.
